Why Pasco
Pasco is really two markets in one county, and treating them as the same thing will steer you wrong. The west side, along the Gulf, is an older waterfront market: canal homes with direct water access in New Port Richey, Port Richey, Hudson, and Holiday, generally at lower price points than comparable water access in Pinellas. The inland and central corridor is the opposite story: this is one of the region’s heaviest new-construction zones, where master-planned communities in Wesley Chapel, Land O’ Lakes, Lutz, and Odessa are still going up.
That split is the whole point of Pasco. If you want to be on the water for less, you look west. If you want a newer home with more square footage per dollar than Pinellas or Hillsborough, you look inland. The county gives you both, which is rare in Tampa Bay.
For commuting, the route depends on which Pasco you choose. The inland corridor runs on Interstate 75 toward Tampa and USF. The western Gulf communities lean on the Suncoast Parkway and US-19. Both put Tampa employment within reach, though it is a longer drive than from the counties to the south.

Cities in Pasco
Wesley Chapel
On the Interstate 75 corridor, Wesley Chapel straddles the Pasco and Hillsborough county line, so addresses land in one or the other. It is a center of new master-planned construction, anchored by the Wiregrass and Premium Outlets retail districts.
Land O’ Lakes
A central Pasco area set among numerous lakes, built around master-planned communities and larger-lot single-family homes. The Suncoast Parkway provides a direct route south toward Tampa.
Lutz
Sitting along the Pasco and Hillsborough line, Lutz is known for larger lots, lakefront parcels, and lower-density single-family properties. It keeps Tampa accessible while offering more land than the urban core.
Odessa
In the southwest part of the area near the Suncoast Parkway, Odessa features larger acreage parcels, lakefront properties, and lots that accommodate equestrian use. It spans the Pasco and Hillsborough boundary.
Zephyrhills
In east Pasco, Zephyrhills offers lower price points, new-construction subdivisions, and surrounding rural and agricultural land. It also has a number of manufactured-home and age-restricted communities.
New Port Richey
A west Pasco city on the Cotee River with a walkable historic downtown. Housing includes canal and Gulf-access homes plus established inland neighborhoods, generally at lower price points than comparable water access to the south.
Port Richey
A small west Pasco city built around deepwater canals with direct Gulf access, drawing buyers focused on boating. Single-family and waterfront homes here run at lower price points than Pinellas waterfront.
Hudson
A west Pasco community defined by deepwater canals and Gulf-front properties with direct water access. It is one of the more affordable points of entry for true waterfront in the region.
Holiday
The westernmost Pasco community, bordering Pinellas near the Anclote River. It is made up largely of older, modest single-family homes at some of the lower price points in the county.
Trinity
A master-planned area in west-central Pasco near the Pinellas line, built around newer single-family communities, golf, and gated subdivisions. Price points run higher than much of the county given the newer construction and planned layout.
Dade City
The historic county seat in east Pasco, with a preserved downtown and surrounding rural and agricultural land. Housing includes older homes near the core and acreage outside it, at lower price points than the western and central parts of the county.
What your money buys here
Pasco generally costs less than Pinellas and Hillsborough, but the two sides of the county buy different things. Inland, your dollar goes toward newer construction and square footage; out west, it goes toward water access on older homes.
